Investing in Property 

The main reason to invest in direct property is for a long term hedge against inflation that you control. Your name is on the title.

Owning real estate is a long term investment for over at least a 10 year plan.


The best investment is always having your own home fully paid off. This provides both financial security and security of tenure. An owner occupied housing loan is not tax deductable so the interest is coming from your after tax dollars. Pay off this loan as soon as possible.

Once you have paid the housing loan off or down substantially, then you will be in a position to purchase an investment property. This can be done with either a cash deposit or using the equity in the existing family home. The loan for the investment property is fully tax deductable.  You then start to fast forward your investment portfolio with both rental income and tax benefits.

During your working life, if income allows, a suitable goal would be to own your own home plus four other investment properties of say $700,000 each (on 2021 prices). This would include operating a Self Managed Super Fund (SMSF) and have it own two of the properties in your portfolio. Discuss this with your accountant or financial advisor. Running a SMSF is not hard.
