Heritage Properties
Heritage properties provide an insight into our past and how our society has developed overtime. They also provide a snapshot of our identity. Significant buildings preserve this history and cultural heritage of the built environment. Those that have survived intact are a valuable and everlasting asset for both their owners and the general public who admire them. Properties with heritage significance are rare indeed and over time become more valuable.
Graham Coulton has a personal passion for heritage properties and is one of only a few Estate Agents in Victoria who have completed training with the REIV and HERITAGE VICTORIA to ensure that these unique properties are handled correctly.

There are several categories of heritage listings...
Heritage Victoria - is the principal governing body in Victoria, and properties are registered on the Heritage Register. All of these properties and places are protected by State Government legislation.
Local Councils - all local municipalities have heritage overlays covering sometimes individual properties, entire streets, or whole precincts.
These overlays will be shown on planning certificates. Some municipalities also have conservation studies describing individual aspects of certain properties. This information will not show up on a planning certificate, however these can also effect what changes can be made to a property and can effect their sale values.
The National Estate - this is a Federal Government register of properties that are significant on a national basis.
The National Trust - is a private organisation that has had many grand properties bequethed to them. 'Rippon Lea Estate' in Elsternwick is one excellent example of their many properties.
